Your firm’s RLS listing access is provided through your choice of an RLS listing vendor from REBNY’s network of 100+ technology providers. - 2Integrate with Xara Cloud

What is REBNY?
The Real Estate Board of New York (REBNY) is New York City’s leading real estate trade association — founded in 1896 and representing more than 14,000 real estate professionals and 500+ residential brokerage firms across the five boroughs. REBNY’s Residential Listing Service (RLS) is the de facto listing database for New York City, providing the most comprehensive and up-to-date collection of exclusive residential sales and rental listings across Manhattan, Brooklyn, Queens, the Bronx, and Staten Island.
The RLS is a unique platform in the American real estate landscape. REBNY seceded from the National Association of REALTORS® in 1994, which means its members are not called REALTORS® and the RLS is not technically a NAR-affiliated MLS. Instead, the RLS is a private inter-broker shared listings database governed by REBNY’s Universal Co-Brokerage Agreement (UCBA) — a framework that establishes standards for co-brokerage, listing integrity, and data accuracy across New York City’s entire brokerage community. The RLS powers 70,000 listings annually with a combined market value of $75 billion, generating approximately 90 million views every month across 100+ technology providers — including Citysnap (REBNY’s own consumer-facing search platform, built with CoStar Group), hundreds of brokerage websites, and third-party portals. In 2024, REBNY completed the migration of the RLS to the RESO Web API standard, a significant technology modernization that accelerates listing data delivery across all RLS platforms and provider systems. The RLS is overseen by REBNY’s Senior Vice President of Residential Brokerage Services & Products, Ninve James, and accessible to all firms in REBNY’s Residential Brokerage Division.

How to Join REBNY

Eligibility: Licensed New York State real estate brokers and agents affiliated with a firm that is a member of REBNY’s Residential Brokerage Division (RBD) can access the RLS. Note: REBNY is not a REALTOR® association — NAR membership is not required. REBNY has its own Code of Ethics and Universal Co-Brokerage Agreement (UCBA) that all members must follow.

Submit your application and payment for immediate processing through the REBNY Membership Department at rebny.com/join. Membership types include Broker A (principal broker), Broker B (associate broker affiliated with a Broker A member), and sales agents. Dues are payable through December 31 of the membership year. All of your firm’s affiliated agents must also join REBNY individually. - 2Approval
Once approved, you will complete REBNY’s Code of Ethics and UCBA training, receive your REBNY Membership Portal login credentials, and access the RLS through your firm’s choice of RLS listing vendor from REBNY’s 100+ technology provider network. - 3Connect with Xara
