What is MIBOR Broker Listing Cooperative®?

The MIBOR Broker Listing Cooperative® (BLC®) is the listing cooperative that powers Central Indiana’s real estate market — owned by and operated on behalf of the Metropolitan Indianapolis Board of REALTORS® (MIBOR), one of the Midwest’s most respected and longest-standing REALTOR® Associations, founded in 1912 with 43 charter members and today representing more than 10,000 real estate professionals across Central Indiana.

MIBOR deliberately calls its listing system a Broker Listing Cooperative — not an MLS. It’s more than semantics: the BLC® name reflects a fundamental philosophy about what a listing platform should be. “We call it a cooperative because that term better describes the cooperation and connections created between both the listing and selling broker,” says MIBOR. “That cooperation creates a single, reliable source of data.” This cooperative model — built on complete, transparent, timely, and accurate data — forms the foundation of Central Indiana’s healthy and efficient real estate marketplace. Led by CEO Shelley Specchio, the MIBOR BLC® is committed to continuous improvement and holds its technology partners to the highest standards. Recent additions to the BLC® toolkit include Property Shield (an AI-powered listing security and fraud management platform) and RealReports (AI-powered property intelligence with national tax data and Aiden, an AI property advisor) — bringing the BLC®’s technology suite to the forefront of MLS innovation. A reciprocal data-sharing agreement with Northern Indiana REALTORS® Association (NIRA) MLS further connects the BLC® to approximately 13,000 combined REALTOR® subscribers across Indiana.

How to Join MIBOR Broker Listing Cooperative®

Eligibility: Licensed Indiana real estate brokers, agents, and appraisers can join the MIBOR BLC® through MIBOR REALTOR® Association membership. All BLC® subscribers must be affiliated with a Managing Broker who is a current MIBOR member. Secondary membership (for those with a primary membership at another association in Indiana or a contiguous state) is also available.

  • 1Application
    Visit mibor.com/membership-options to select your membership type — REALTOR® Member, Appraiser Member, or Secondary Member — and complete the online application. Submit payment for applicable dues, including the application fee. Upon membership verification, you will receive an invoice for your BLC® subscription (due within 30 days).
  • 2Approval
    Once approved, complete New Member Orientation, Code of Ethics, and Fair Housing Training within 90 days to gain full access to the BLC® tools and services. MIBOR membership automatically includes Indiana Association of REALTORS® and National Association of REALTORS® membership. You will receive access to the full MIBOR BLC® platform and growing suite of member technology tools, including Property Shield, RealReports (AI property intelligence + Aiden AI advisor + national tax data), ShowingTime, and NIRA data-sharing access.
